This client lived in the MidWest and sought to clean up the title to the family beach condo in Fort Lauderdale. Title to the condominium was held by multiple family members and a part interest in trust, two of whom were deceased and one who had disclaimed their interest in the property.
I opened an ancillary summary probate proceeding to clean up the title and ensure the property properly transitioned to the grandson who was now the sole heir. This allowed the beach condo to say in the family and be free of title issues should the grandson wish to pass the condo on to his children, secure a line of credit using the equity on the property, or simply sell the unit.
